Deeds

In order for ownership of real property to change hands, a deed must be drafted, which must be signed, notarized, and recorded (i.e., filed) with the land records department of the local circuit court. Because a deed may be drafted only by a licensed attorney, First Class Title has attorneys on staff who are licensed in Maryland, DC, and Virginia, who can draft the deed and handle the recordation process.

Real Estate Contracts

The sale of real property involves a sales contract, which often requires amendments. Most contracts are completed by your Realtor using state specific, attorney approved forms.  We are happy to review these contract, but you must have an addendum allowing time for the review before the contract takes effect. You may also have special circumstances that require specific wording  to accomplish what you want.  We will work with your Realtor to draft any addendum that you may need. First Class Title has attorneys on staff who are licensed in Maryland, DC, and Virginia, who can draft the contract and handle the signing procedure.

Powers of Attorney

When a person expects to be unable to be present to take actions on his or her own behalf, that individual may empower an agent (a.k.a., “attorney-in-fact”) to act for the individual. This is accomplished with a Power of Attorney, a written document executed by the individual and notarized by a notary public. Because the Power of Attorney may be drafted only by a licensed attorney, First Class Title has attorneys on staff who are licensed in Maryland, DC, and Virginia, who can draft the power of attorney and notarize the signatures.  Please be aware that every state has different requirements for Powers of Attorney and that there are different types that give different authority. If you have an existing Power of Attorney, please have us review it as soon as possible to make sure that it is sufficient for the specific use.
