If you are selling one home and buying another property in the MD/VA/DC area, we will give you a courtesy credit if we handle both transactions. Settling in one place makes things easy for you as you will not have to worry about transferring funds from one company to another. And we can do the settlements “back to back” meaning that as soon as you are finished with your sale we will start on your purchase documents, getting the transactions completed quickly so that you can start moving in to your new home.
As a seller you will need to provide certain information to us. We will need the last four digits of your social security number and the account numbers of any mortgages/deeds of trust/home equity lines of credit that you have so that we can order payoff statements. Remember that interest is paid in arrears, so your principal balance is not the payoff amount. We will also need the contact information for any Homeowner’s or Condominium Association or private water/sewer companies that service your property. If you are buying a new home in Maryland, Virginia or the District of Columbia, please call FIRST CLASS TITLE to see how to save money on your purchase settlement. When you know your new address, please make sure that we get it.
If you have already moved out of the area, we will prepare a Power of Attorney to allow someone to sign for you at settlement. This should be a relative or friend. We can also prepare documents in advance and email to you for signature. We do need originals back prior to settlement. Give us a call and we can discuss how to best make this process easy for you.
